What do you do when you have a listing that is on the market 30, 60, 0r 90 days or more?
The key is having a system to communicate with the seller. You need to systematically feed them information about what is going on. What kind of activity is the listing getting? What is the feedback from the showing agents?
Your communications should reiterate the message, the three things we control are Exposure, Condition, and Price.
I suggest you discuss with the sellers when you are on the listing appointment. I recommend you call them on Monday morning, and you email them on Friday. The phone call is brief and to the point, your weekly email should give the number of showings, web stats, and agent feedback.
Let's talk about the tools. You can look up the number of showings by logging into your Supra Lockbox Account. You should have it set to send you an email when someone opens your lockbox, and set it to send a feedback request to the showing agent. Where do I get statistics? Log into the MLS, on the left side of the home page you will see an icon for listtrac, click on it and you will see stats for your listings.
