Old Listing vs Tax Data

This is especially for agents of the WFRMLS, when publishing a listing you have an option to pre-populate the data based on a previous listing. While this seems like a great time saver, the problem is, you are putting too much faith in the competence of the previous agent. While I have done this myself in the past, it is a good practice to verify it with the county recorder data.

I always remember an old broker/attorney of mine saying, pretend you're in court answering a judge.

Now let's apply that to this situation, if you use the county recorder data all the time, you can stand in front of a judge and be safe. If you pull the data from any other source you may be liable for this information. Yes, I know there is the disclosure at the bottom of the listing that says Info not guaranteed. Buyer to verify...
